Visually inspect unit and components for possible deficiencies or potential failures. • Provide cleaning of coils (e.g. chilled water, hot water, evaporator and condensing coils) in an approved manner by Manufacturer’s published Data. • Vacuum and clean drain pans and condensate drain traps. • Install anti-microbial condensate pan tablets. • Grease/Oil Bearings as required by Manufacturer’s Published Data. • Replace/Inspect/Adjust Belt tensions where applicable. • Replace air filters. • Oil/Lube return/outdoor air dampers. • Inspect and record refrigerant pressures. Include values for Sub-Cooling/Super-heat. • Preform maintenance not listed above but as required my Manufacturers Published Data. • Damper Actuators. • VAV box Flow ring cleaning
