Specifications include, but are not limited to: All Units * • Complete all Section I & II pest work as per pest report • Complete all recommended work in general inspection report • Install smoke and carbon monoxide detectors in compliance with laws & ordinances • Patch & paint interior walls, doors & cabinets • Install 4-pin combination locks on all exterior and bedroom doors with County compliant systems • Construct trash dumpster enclosure • Install lockable mailbox • Purchase & install 3 wooden picnic tables for common area • Purchase & install commercial grade washer in dryer in laundry shed • Widen encroachment apron for better visibility, ingress, and egress • Coordinate with ISP for internet, Wi-Fi and property surveillance system to best practice/industry standards • Parking lot lighting with low light spill to include the driveway entrance • Professional post-construction cleaning to include windows of Units #1, #2, and #3 • General landscape work to include trimming & pruning of trees and shrubs in planters in accordance with best practice and to eliminate contact with structures and overhead wires
