All correspondence must be made through the Vendor Portal. Specifications include, but are not limited to: 1. Minor repairs and adjustments to be included with the service. 2. Servicing includes the facilities A/C and heating units 3. Emergency Response time within 4 hours of notification. 4. Non-Emergency response time within 24 hours of notification. 5. Trip charge – TO INCLUDE travel to /from location and one hour of labor; Quarterly 1. Provide and change all filters 2. Inspect fan coil 3. Check drain pans and add condensate tablets, check condensation drain, and condensation pumps. 4. Check fan motor(s), belt tensions, alignment, and rotation, and bearing wear. 5. Check refrigerant level and, repair and recharge if necessary. Annual to Coincide with Quarterly Inspection of That Period 1. Inspect and wash condenser fan coils. 2. Inspect and wash evaporator coil. 3. Inspect heat exchangers. 4. Check the safety and operations of heating section
