Specifications include, but are not limited to: NC State is considering the creation of an approximately 20,000 sq. ft. lab co-working incubator on its Centennial Campus in Raleigh, NC and is seeking information about experiences, qualifications and capabilities related to full-service management of a lab co-working ecosystem including marketing/leasing, lab management, tenant services and management reporting. In addition to general operating information, information about management structures ranging from lease scenarios to management agreements, and various structures for capital investment (as between the owner and an operator) is also of interest. NC State, with the aid of 3rd party consultants, has developed a preliminary test-fit/space overview of the prospective 20,000 sf lab incubator project. Prospective Operators should adapt responses to this information request- utilizing the preliminary test-fit drawings. NC State’s goal at this time is to gather adequate information to develop a complete project overview and financial proforma to assist the university in determining if it will move forward with this potential project. This solicitation is primarily an information and qualifications gathering effort for NC State to further inform its efforts to determine if creation of the contemplated lab co-working incubator environment is feasible for the university.
