Specifications include, but are not limited to: a. Building shall remain climate controlled during the normal business hours of Monday through Friday, 7:00 am through 5:00 pm. b. Reasonable precautions shall be taken to protect walls, floors and any other interior finishes from damage. c. Reasonable precautions shall be taken to protect the roof from any damage which may be caused by construction activities. Mechanical d. Remove existing chillers and replace with new units provided by owner. i. Modify Chiller Platform, Piping and Electrical connections as required. ii. Replace existing isolation valves, temperature gauges, and pressure gauges. e. Return Carrier chiller to owner i. Prepare chiller for storage following the manufactures requirements for equipment storage time of 3 Months ii. Cap and cover all pipe connections for protection iii. Coordinate and provide delivery to 10405 Corporate Dr., Sugar Land, TX 77478 f. Demolish existing chilled water pumps and provide new as scheduled. i. Replace header piping and pipe from new pump to existing isolation valve. ii. Replace Pete’s plug. iii. Demolish existing VFD and replace with new. g. Refurbish all existing air handling units and outside air unit. This includes but not limited to the following: i. Thoroughly clean coils. ii. Replace filters with new MERV 11 or greater. iii. Verify proper operation of fan. Adjust sheaves and replace belts. iv. Clean fan wheel. v. Clean condensate drain pans and condensate drain line back to termination point (if applicable). vi. Clean all strainers. Replace mesh as necessary. vii. Oil and grease bearings. h. Coordinate with Electrical and the City’s BAS provider to reconnect any required building automation controls. Electrical a. Replacement of existing chillers. i. Disconnect existing chillers. ii. Reconnect existing circuits to new chillers. iii. Extend conduit and wiring as required for connection point of new chillers. iv. Remove existing 120V circuit serving crankcase heater back to source panel. b. Replacement of existing pumps. i. Disconnect existing pumps. ii. Reconnect existing circuits to new pumps. iii. Extend conduit and wiring as required for connection point of new pumps. iv. Remove existing circuit breaker serving each pump and replace with new 30amp/3pole breaker. c. Coordinate with Mechanical and the City’s BAS provider to reconnect any required building automation controls.
