Specifications include, but are not limited to: Contractor agrees to and shall provide all labor, supervision, materials, equipment, insurance, fuel, tools, machinery, transportation, and other goods and services necessary to perform carpet and area rug cleaning on a recurring basis at various locations within the District in strict accordance with the terms and conditions as provided herein. As part of the services, the Contractor may be required to perform other contract-related work associated with commercial carpet cleaning, including, but not limited to, vacuuming, moving furniture, rugs, and floor mats. It is anticipated that work shall significantly vary in scope and size and may be scheduled on an irregular basis. Due to safety and site accessibility concerns, work may be scheduled after normal facility operating hours, including weekday evenings and weekends. This contract will cover carpet cleaning at selected Horry County Schools and two (2) other District administrative facilities, but the District reserves the right to add other facilities if needed throughout the life of the contract. On occasion, the District may also require carpet and upholstered seating cleaning at various auditoriums (within schools) throughout the District. However, the District does not guarantee any specific quantity of service and does not obligate itself to obtain services at the full levels indicated. Buildings with higher traffic volume may require cleaning more than once per year. HCS reserves the right to add any new Facilities that are added to the campus during the contract term. The Contractor work schedule will generally begin after the school calendar ends in June. The annual summer work schedule for HCS Building Services is Monday through Thursday from 7:00am to 5:30pm. Buildings are generally cleaned at least once during summer cleaning June 10 through August 9, but it can vary with each school year calendar. The contractor must have an adequate service organization with local service representatives within a fifty (50) mile radius of the main District Office. Contractor shall enforce strict discipline and good order among Contractor’s employees and other persons carrying out the Services. Contractor shall perform all Services using trained and skilled persons having substantial experience performing the work required under the Agreement. Contractor shall not permit employment of unfit persons or persons not properly skilled in tasks assigned to them. Description of Work 1. Cleaning shall include pre-treatment of carpet, moving basic furniture, and additional spot treatment whenever necessary. 2. For furniture items too heavy or too bulky to move, the Contractor shall ensure that the “legs” attached to the furniture are kept dry and free of contaminants generated by cleaning operations. 3. Contractor shall take steps to prevent water from leaching wood stains and dirt into the carpet. 4. Clean all spaces per manufacturer’s specifications and in accordance with the Institute of Inspection and Restoration Board (IICRC) and the Carpet and Fabricare Institute (CFI) standards. (Carpet currently installed in the District’s schools is predominantly of the short pile nylon-mixed blend type.) 5. Clean carpet throughout entire buildings. If there are tough stains, more thorough treatment techniques must be utilized, including pre-treating and repeated treatment, for optimal results. If unable to remove the stain, the Contractor will communicate with the facility’s Custodial Supervisor and the Building Services Regional Manager to recommend options. 6. Use carpet cleaning agents resulting in little to no residuals left on the carpet fibers. 7. Pre-Clean stained areas before carpet cleaning process begins. 8. Vacuum all carpet, including edges and corners, thoroughly with commercial grade equipment prior to cleaning or cleaning product being placed on the carpeting. 9. Agitate cleaning product into the carpet with the proper tools and equipment. 10. Use pile lifting to precondition carpets for general cleaning. 11. Provide commercial air movers and/or other commercial drying equipment necessary to dry carpet as quickly as possible. 12.
