Specifications include, but are not limited to: John Winthrop Middle School is approximately 134,000 sq ft building in Deep River CT. The scope of this project is the reconstruction work related to the mold remediation which will include reinsulating of the dual temperature pipes and reinstallation of new ceiling tile along with any associated electrical, sprinkler, technology devices, registers and grills. HAVC repairs and controls will be provided throughout the building. The installation of de-humidification units and related electrical work and fiberglass insulation is provided as an alternate in the bid. The scope also includes replacement of 6 exterior unit ventilator louvers, patching of several areas where there are roof leaks, cleaning of all debris from the roof and the replacement of a roof drain and drainage piping. Sheetrock ceilings in the nurse’s suite and other locations where the gyp ceiling was demolished to access the pipe insulation, will be repaired and painted. The existing dual temperature heating and cooling system which contains glycol will be drained, the pipes tested for leaks and will be recharged with a glycol system as identified in the drawings. A mold remediation project that includes limited ceiling tile and gyp ceiling removal as well as the remediation of all insulation on the dual temperature pipes is currently underway at the middle school that is scheduled to be completed by June 30, 2024. The schedule is critical to the reoccupancy of the building by staff and students and the phase work must be completed with a certificate of occupancy in place by the dates identified in the schedule in section 1.6 below. All work associated with alternate number one “Dehumidification System” if approved must be completed in the same timeline as the Phase B work. The bidders are encouraged to provide alternate schedules that can meet or improve on the established timeline. 1. Base bid schedule requires the following: a. The base bid Phase A work related to the reconstruction of the ceilings, roof repair and cleaning, drain, test and recharge glycol in system, reinsulating of all piping, HVAC repairs/replacement and controls as defined in the plans and specifications must be completed for occupancy by 10/10/24 as defined in the schedule below. b. The base bid Phase A work related to the reconstruction of the ceilings, drain, test and recharge glycol in system, reinsulating of all piping, HVAC repairs/replacement and controls as defined in the plans and specifications must be completed for occupancy by 11/25/24 as defined in the schedule below. c. The alternate work for dehumidification, if approved must also be completed by 11/25/2024.
