Specifications include, but are not limited to: The CMaR is expected to perform, including but not limited to, the following list of duties: A. Design and Preconstruction Phase 1. Regularly attend project planning, design, LEED, and coordination meetings with the Owner and Architect. 2. Develop a provisional critical-path method (CPM) project schedule. 3. Develop, maintain, and update the project schedule. 4. Develop requirements for safety, quality assurance, and schedule adherence. 5. Perform constructability and maintainability reviews. 6. Develop a list of bidders for each scope of work with a minimum of three (3) subcontractor bids for each scope of work. Submit the list of bidders to the Owner and Architect for review and written approval. 7. Provide detailed construction cost estimates to achieve Owner’s budget. 8. Develop a construction budget (schedule of values) to be maintained throughout construction. 9. Develop a Guaranteed Maximum Price (GMP)(s) for construction. 10. Assist in the permitting processes. 11. Prepare scoping documents and sample contracts for subcontractors for review with the Owner and Architect for each scope of work within the GMP(s). B. Subcontractor Bidding and Award Phase 1. Prepare bid packages based on Owner and Architect approved scoping documents, and contracts for subcontractors. 2. Develop requirements to ensure schedule, cost, and quality control during construction. 3. Provide a provisional CPM construction schedule for issuance with bid packages...
