Specifications include, but are not limited to: 4.1. Architectural and Engineering Professional Services: • Develop detailed architectural and engineering plans, considering functionality, sustainability, programmatic, and aesthetic needs, with a phased approach to renovation to maximize project efficiency. • Conduct a comprehensive engineering system review to address challenges posed by existing infrastructure and ensure suitability for current and future needs. • Provide innovative design solutions that enhance user experience, address deficiencies identified during the engineering review, and support the diverse needs of the Reproductive Health Clinic. • Ensure compliance with all relevant building codes, regulations, industry standards, and UNM Guidelines and Standards. • Conduct ongoing cost analysis and recommend adjustments to ensure budget compliance and project feasibility. 4.2. Site Acquisition and Development: • Coordinate with civil engineering and landscape architecture consultants for site development application documents, including building elevations and preliminary plans. • Conduct site visit(s) to review existing conditions as necessary for the successful delivery of professional services. 4.3. Construction Document Preparation: • Prepare Schematic Design, Design Development, and Construction Documents. • Include comprehensive details and design narratives for building permit application and construction contract, such as building code analysis, detailed floor plans, ceiling and roof plans, door and hardware schedule, finish schedule, enlarged floor plans for specific areas, detailed interior elevations, partition descriptions and details, building sections and exterior elevations, site plan, book specifications, and coordinated engineering drawings. • Provide detailed cost estimates from a 3rd party professional cost estimator at identified design milestones, including at a minimum, at 65% DD, and 65% CD level. Should the design come in overbudget at these points, the design team must engage in target value design efforts to bring the cost of the project back within the allowable project budget. • Prepare comprehensive construction documents, including architectural drawings, civil/structural, mechanical, electrical, plumbing, fire protection, telecommunications designs, and specifications. • Collaborate with the Project team, stakeholders, and campus departments to integrate specialized systems, medical equipment, and features into the design. 4.4. Support During Bidding Process: • Assist UNM Health Sciences in the bidding process by providing technical expertise and guidance to potential contractors. • Review and evaluate bids to ensure alignment with project requirements and budget constraints. 4.5. Construction Administration/Oversight: • Participate in project meetings to discuss progress and identify potential issues. • Conduct monthly site visits and inspections during each phase of renovation to monitor progress and quality of workmanship. • Address issues promptly to minimize delays and ensure adherence to project timelines. • Coordinate closely with UNM SOM stakeholders to incorporate their input and feedback into the design process.
