Specifications include, but are not limited to: 1. Site Work: • Repair existing sidewalks and handicap ramps for compliance, as necessary. • Replace broken storm drain covers. • New striping and signage at crosswalks on accessible routes, as necessary. • No additions or changes to site lighting. • Create (1) accessible entrance to all Type B units. • Regrade around buildings such that no soil or landscaping medium is touching building siding • Create handicap accessible parking spaces close to Type A units – consult with Wilmington Transportation. • Grind sidewalks. 2. Wood Framing: • Framing adjustments and associated trade and sheetrock work to retrofit ADA accessibility. • New 2x12 blocking to be installed at all toilets and tubs in Type A and Type units. • In breezeways, replace all wood decking, stringers, treads & risers, with treated wood. • At unit porches and colonnade, replace all wood decking with treated wood. • Evaluate rear porch framing, if necessary, add 2x members to allow for floor load • Replace any damaged floor sheathing in all units prior to any gypcrete work. • In Type A units, create opening for new door at water heater. • In all L units, replace window closet to strip closet in second floor bedroom with door leading to rear porch. 3. Roofing: • Repair main roof & front eyebrow roof detail; replace in kind as necessary • Completed only at Jervay #2; still required at #3. • Remove TPO and 2x framing at all rear porches; replace with treated wood new TPO. • Repair balustrades on all roofs, replace them in kind as necessary. • Replace all gutters and downspouts with new seamless aluminum gutters and downspouts. • Repair scuppers as needed. • Install new anti-fungal architectural asphalt shingles with a minimum 30-year warranty. 4. Cabinetry: • Evaluate by unit what cabinetry needs to be replaced. Where determined necessary install new cabinets, including: o ADA height cabinetry in kitchens and baths in (2) ADA units. o Postform laminate countertops with waterfall edging. o Countertop finish to be from Wilson-Arts standard color line. o D-pull hardware. o Install splash guard panel behind all stove tops.
