Specifications include, but are not limited to: The selected firm shall provide CPM Services for the Project. The Firm shall coordinate all services with assigned Town personnel. CPM Services shall include, but not be limited to, the following: • Provide support services in all disciplines associated with construction management including, but not limited to construction field oversight and management, scheduling, inspection, change order preparation and negotiation, cost estimating, budgeting, and other related services as the Town may request. • Provide all necessary CPM Services throughout all phases of the Project, including the pre-construction, construction, and post-construction/close-out phases. • Assist in the formulation of, and assume primary responsibility for, reviewing and tracking the Project’s schedule. • Coordinate and monitor construction progress against the construction schedule, including, but not limited to, weather conditions, contractor manpower, deliveries, job progress, work completeness, special occurrences, photo documentation of work, and pre-construction conditions. This information must be submitted bi-weekly to the Town. • Review contractor submittals with the Project Team and respond to requests for information (RFI’s) during the construction phase of the Project. • Oversee, in coordination with the Project Team, all financial aspects of the project, including, but not limited to, budgets, cost estimates, change orders, pay applications, and financial reporting. • Attend construction kick-off meeting. • Schedule and conduct biweekly Project Team meetings, including the prompt preparation and distribution of minutes.
