Specifications include, but are not limited to: State-Wide contract to maintain building key-less entries. Bid Basis: Contractor shall bid an annual amount for inspection and general servicing of system components and devices to ensure proper operating condition and to prolong equipment life. This shall include visual inspection, manual operation, and minor adjustment/cleaning as appropriate to maintain equipment. Replacement or repair of failed components shall be added to the contract via change order. Annual preventative maintenance actions will be requested by AHFC, award is not a guarantee of work. The corporation may or may not request annual preventative maintenance for all buildings each year; this will be on an as needed basis. AHFC may request bids for actions which do not include the maintenance activities covered under this contract. Successful bidder shall identify recommended annual frequency of maintenance activities under the annual bid price upon award. Contractor is to provide all tools, labor, materials, travel and lodging.
