Services shall include but not limited to the following: A. Architects must sub-contract with all required and needed team consultants, engineers, all relevant design firms, and shall include but shall not be limited to: 1. Mechanical Engineer; 2. Electrical Engineer; 3. Structural Engineer; 4. Civil Engineer; 5. Landscape Architect; 6. BECx consulting; 7. Architectural Interior and FF&E design, including signage and art; and 8. All deferred submittals/engineering requirements will be the responsibility of the selected design team. Deferred submittals may only be accepted if they are clearly defined, highlighted in the both drawings and speciation document and discussed with the CM/GC before the bidding phase, so that it is clearly understood to whom the responsibility will be tasked with. B. Conceptual design phase, including: 1. Evaluation of the County’s programming requirements and needs of the proposed site and building for the Project; 2. Evaluation of federal, state and local requirements and national animal care standards or above, including Davis County Planning Department design standards, building specifications and other requirements relevant to the Project requirements because the property is on unincorporated Davis County property; 3. Further planning and coordination with Fruit Heights, and Kaysville city with any impact on their utilities and easements, and assist the County with other easements relocation and planning; 4. Meetings with the County, CM/GC and all other stakeholders to receive input and feedback on design, and project scope; and 5. Building upon the Feasibility study design intent with new drawings and details for the Project layout. C. Schematic design phase services for the Project, including: 1. Holding programming meetings with County staff, CM/GC, prospective tenants, and other applicable parties to collect complete information regarding desired size, technology focus, function, and aesthetics of space; 2. Developing a construction program and project scope and establishing cost estimates of each desired improvement with the assistance of the County design team; 3. Determining the estimated costs of the desired improvements and in sizing the Project; 4. Ongoing coordination of all engineering elements with the engineering consultants; 5. Presenting schematic design to all stakeholders; and 6. Preparing meeting minutes of discussions and direction.
