Specifications include, but are not limited to: provide design and engineering services leading to the preparation of design and construction documents for the Project in accordance with an agreement that will include, without limitation, attendance at required meetings, submission of paperwork, and provisions required by the State of Connecticut. The selected Architect will provide the following types of services: Design Concept Phase: During this phase, the selected Architect will prepare design concepts based on: 1) the approved educational specifications; 2) the approved budget; and, 3) the requirements of the town. All plans shall be in an AutoCAD or BIM format, which shall become the property of LEARN for the purpose of maintaining the facility. Final Design Phase: After the approval of the architectural and engineering plans, the Architect will prepare final design documents and attend meetings with the appropriate State and local agencies. All permits will be identified by the Architect and applications made to the various boards and commissions. Bidding Phase: The Architect will assist the Owner and Construction Manager with the bidding and review and make recommendations of the bids received. Construction Phase: The Architect will provide architectural and engineering services pertaining to the drawings, attend progress meetings, etc. during the construction and project close out.
