Specifications include, but are not limited to: On a quarterly basis, maintenance will be performed according to the manufacturers’ recommendations, equipment application and run time. As appropriate, clean, adjust, maintain, tighten, and lubricate the equipment. The work will include, but is not limited to: • Cleaning coil surfaces, fan impellers and blades, electrical contacts’ burner orifices, passage and nozzles, pilot and igniter, basin, sump and I-float, condenser, etc. • Aligning belt drivers, drive couplings, coil fins, etc. • Calibrating safety controls, temperature and pressure controls, etc. • Tightening electrical connections, mounting bolts, pipe clamps, refrigerant piping fittings, damper sections; etc. • Adjusting belt tension, refrigerant charge, super heat, fan RPM, burner fuel/air ratio, gas pressure, set point of controls and limits, compressor cylinder unloaders, damper close-off, etc. • Lubricating motors, fan and damper bearings, valve stems, damper linkages, and fan vane linkage, etc. • Clean or replace, as appropriate, all air filters. • Supplying parts, labor and materials required to provide the PM services listed above.
