Specifications include, but are not limited to: The selected Firm(s), referred to herein as the “Developer(s)”, will be offered RFP solicitations to lead real estate development projects on ABI owned property. These development opportunities will include single-family residential, multi-family residential, mixed-use, adaptive-reuse, and commercial real estate projects that advance ABI’s programmatic goals of creating and preserving affordable housing and affordable commercial space through equitable development projects within the BeltLine Tax Allocation District (TAD). To date, ABI has acquired nearly 90 acres around the BeltLine TAD. ABI expects these properties to be developed with varying housing typologies, with a portion of the residential units designated as “affordable workforce housing” at 80% AMI or below, with a portion of the units set aside at 60% AMI or below, and a portion of the commercial space set aside with below market rents. ABI is looking for the following respondents: 1. Master developers who are well versed in the comprehensive development of large urban sites. This will include close coordination with ABI and other development partners. 2. Single-family residential developers (both for-sale and rental) who specialize in the development of detached or semidetached housing types. This could include innovative housing typologies such as tiny homes and/or land trust models. 3. Multifamily residential developer (both for-sale and rental), including those who specialize in mixed-income and mixed-use housing, and/or developments specifically set aside as senior housing, workforce housing, and permanent supportive housing. 4. Commercial developers with experience in the development of office, retail, and commercial space. 5. Developers that have demonstrated experience in adaptive-reuse projects that include housing and commercial uses with mixed-financing structures not limited to NMTCs and opportunity zone investment.
