Specifications include, but are not limited to: The Construction Manager (CM) shall assume the risk for construction, rehabilitation, alteration, or repair of the Project at the contracted price as a general contractor, and provide consultation to the City regarding construction during and after the design of the Project, in accordance with any and all applicable requirements of the Project and all applicable laws. The following describes the anticipated services expected during the design and construction: • Participate in the design process • Provide pre-construction services including constructability and cost advice through the design process • Establish budget by bid package for design phases • Manage the Guaranteed Maximum Price Documentation • Provide coordination and management of sub-contractors • Summarize monthly reports • Provide change order and contingency funds control • Establish a qualify management program • Provide for job safety functions • Provide jobsite security functions • Provide value engineering and management of construction schedule; which will include coordination
