Specifications include, but are not limited to: A. Mowing – Mower(s) are to be the type designed for commercial use. Use small mowers for difficult or tight areas where large riding mowers cannot maneuver. Make every effort to mow an entire area during one (1) mowing operation. Contractor is to submit to the Owner a mowing schedule, illustrating the mowing frequencies. 1. Grass is to be mowed weekly during the growing season. As the growing season tapers (spring and fall) a 10–14 Day Mowing Interval may be required to maintain the grass at approximately 2” high year-round and trimmed for a neat appearance. 2. Contractors shall provide a mild spruce up of beds and grounds including trash pickup, within 24 (twenty-four) hours of notification from the Owner. B. Edging/Trimming – At a minimum of twice a month, the contractor is required to neatly edge and trim around all plant beds, curbs, walks, streets, lawn areas, trees, plants, and building areas, etc. Maintain all shapes and configurations of planting beds. Provide a clean bedline between grass and mulched areas. Care shall be taken not to damage trunks of trees or planted material. Care shall also be taken, so as not to damage any wooden posts that support stop/street signs, directional signs, etc. The Routine Maintenance Contractor is responsible for the proper care of these posts. The Routine Maintenance Contractor is urged to report any prior damage to posts at the time of preparing bids. C. Foreign Matter – Remove all extraneous leaves, weeds, trash, limbs and debris from parking areas, sidewalks, driveways, roadways, lawn areas and plant beds as necessary to maintain a crisp, clean appearance. All foreign matter shall be disposed of off-site by the Contractor, or on-site as directed by the Owner. The Courthouse Lawn: Magnolia leaves must be raked and removed weekly. D. Weeding – All mulched areas of the site are to be kept completely free of weeds, grass, debris, etc. Chemical sprays are acceptable for removing weeds and grass (use with caution and should only be applied when wind it at a minimum. Any spray drift that causes damage to adjacent lawn or shrub areas will be the responsibility of the contractor for repairs or replacements.). Chemicals are to be applied only by experienced, licensed applicators. When a weed or grass clump has been sprayed and killed, the Maintenance Contractor shall immediately remove the weed or grass from the mulched area. E. Watering – When an automatic sprinkler system is provided for the lawn areas, the Contractor will be responsible for the operation and adjustment of the system commensurate with the demands of the lawn areas. The Routine Maintenance Contractor is to advise the Owner if the frequency or duration of watering needs to be adjusted, or if repairs need to be made, for each site.
