Specifications include, but are not limited to: All work to be performed at the Arundel Center North (Sarah E. Carter Building) located at 101 Crain Highway North; Glen Burnie, MD (“the building”): Replacement of the building’s HVAC system in its entirety with a new VRF (Variable Refrigerant Flow) system. Each floor will have an independent VRF system with its own outdoor condensing unit. All condensing units will be located on the roof of the building. Outdoor air will be introduced to the VRF system by system-specific AHUs (Air Handling Units) located in each floor’s existing mechanical rooms. Replacement of the building’s Server/IT rooms existing DX localized cooling systems (6 in total) with high efficiency DX refrigerant units with each DX unit system having their own dedicated condensing unit located on the roof. Replacement in kind of the gas-fired package roof top unit located on the top of the Ice Rink locker room. Demolition and replacement of the ACT ceilings throughout the entire building (with exception of the newly renovated main floor lobby and other drywall ceilings) in kind. Upgrade of the building’s power distribution system as necessary to provide for the additional circuitry needed for the new HVAC system. Replacement of all existing lighting with new lay-in LED fixtures with new automatic lighting controls (with the exception of the newly renovated main floor lobby, 2nd floor east wing, and 3rd floor Learning Center). Replacement of existing building fire alarm system in its entirety (main panel, devices, and wiring) as shown on the drawings for Project Number C5378128, Fire Alarm Upgrades, Arundel Center North and Specification 283111 as included in this Project Manual.
