Specifications include, but are not limited to: The City of Rio Rancho is soliciting bids to establish an on-call general building repairs contract performed by New Mexico licensed contractors. Services provided will be miscellaneous building repairs, upgrades, improvements, roofing repairs and maintenance, new construction services for facilities and properties, as well as general HVAC, electrical, carpentry, and plumbing repairs. Services will be needed during normal business hours, holidays, weekends and after hours. This contract is to establish hourly labor rates, labor classification, and percentage discount for MSRP for materials. The City will request a quote on an as needed basis to perform work associated with this agreement. Quotes shall describe the location, scope of work, duration, estimated completion date, labor, materials, and equipment costs. All quotes, including changes to the original project scope shall be sent to the City within two (2) business days. Each individual project shall be identified in a Separate Assignment. Bidders must be capable of providing all new, upgrades or repairs to the existing mechanical service and systems, or completely new installations, diagnostic services, perform trouble shooting services, and prepare bids for all costs and services needed to perform the work required. HVAC - Maintenance and repair of heating, ventilation, and air conditioning systems. This may include any upgrades, replacements or new installations of equipment curbs, roof patching, concrete pads, screen walls, and associated ductwork. Work to include, but not limited to installation of new or relocation of diffusers, grilles, registers, vents, flues, air ducts, thermostats, heating and/or cooling units, and similar related HVAC work. Work may include proper weather seal and restoration to exterior duct work and equipment connections. Pool Pak System Certification - It is preferred, not required that the awarded Contractor shall obtain a Pool Pak specific certification of heating and cooling systems if they do not currently have the certification. Preventive Maintenance - Preventive Maintenance consists of pre-scheduled recurring preventive maintenance actions performed on a minimum quarterly basis after award. The awarded contractor shall be required to conduct inspections at the time of performing preventative maintenance on all systems and submit reports to the City’s Buildings Maintenance Division.
