Specifications include, but are not limited to: Proposer must price maintaining the following equipment. 1. (4) Trane Package Rooftop HVAC Units a. Quarterly i. Change filters. ii. Clean drain pan. iii. Check motor operation and ensure that it is rotating freely. b. Semi-Annual (Cooling) Spring i. Clean evaporator & condenser with coil cleaner. ii. Inspect F/A and R/A damper hinges & pins, lubricate if needed, clean louvers of dirt and debris. iii. Grease fan motor and shaft bearings. iv. Confirm proper oil levels. v. Check refrigeration charge and record all temperatures and pressures on Attachment B of proposal documents and provide a copy to be kept onsite. vi. Check economizer operation and ensure economical operation. vii. Checks exhaust fan operation. viii. Clean and tighten all contactor surfaces and electrical connections. ix. Check operation of operating and safety cooling controls. c. Semi-Annual (Heating) Fall i. Clean burner area. ii. Inspect F/A and R/A damper hinges & pins, lubricate if needed, clean louvers of dirt and debris. iii. Check/grease fan motor and shaft bearings. iv. Check economizer operation and ensure economical operation. v. Checks exhaust fan operation. vi. Check operation of operating and safety heating controls. vii. Change all belts. viii. Clean and tighten all contactor surfaces and electrical connections. ix. Ensure thermal expansion valve sensing bulb is secure and insulated properly. 2. (2) Weil- McLain Gas Boilers Units, Systems, and Related Components a. Quarterly i. Check to make sure flue, vent and stack outlet dampers are operating properly. ii. Ensure combustion air remains clean and open. iii. Inspect and clean all fuel oil pumps, heaters, and strainers. iv. Perform analysis of burner operation and adjust if needed. v. Create quarterly operational log to keep in equipment room, record all pressures, temperature, and general condition of equipment. b. Annually i. Remove, inspect, and clean gas pilot assembly. ii. Clean blower motor and fan wheel. iii. Inspect and adjust system safety components as required to ensure a safe operating system. iv. Inspect and adjust operational controls as required to ensure efficient operation. v. Inspect and adjust all linkages if required. vi. Lubricate all moving parts. vii. Inspect and adjust tension on all belts, check belt for excessive wear and replace if needed. viii. Inspect and clean boiler nozzles. ix. Remove oil drawer assembly and clean. 3. (1) Trane Chiller Unit, Systems, and Related Components a. Start up and Shut down unit each Spring and Fall b. Quarterly i. Check and record proper operating temperatures, pressures, and amperages. ii. Inspect and adjust system safety controls as required to ensure a safe operating system. iii. Inspect and adjust operational controls as required to ensure an efficient operating system. iv. Check air cooled condenser or cooling tower. v. Review operating log with City Representative to report any deficiencies. c. Annually i. Check for refrigeration leaks. ii. Tighten all flanges and fittings. iii. Test oil for acid and moisture contents, if levels are high report immediately. iv. Check proper operation all system controls. v. Megger test motor insulation resistance and tighten all terminations. vi. Check cooling tower fan belt for wear and tension. vii.
