Specifications include, but are not limited to: Jack Brown House: Replace siding, soffit, facia, windows, doors, HVAC and shingles. (Replacement materials listed below) Level, shore, and brace floor joist of main floor, removing any rotten material and replacing to code. Remove any unused plumbing from basement and crawl space. Replumb water and drain lines to code that are accessible from basement or crawl space. Once siding on the house has been removed on the west side at the northwest corner there is a plumbing stack in the wall that needs to be exposed and plumbing stack replaced with PVC and taken down into the basement to stop leak. At the back (south) side of the single story area there is a low sloped roof the east side of that roof does not match the existing roof and shall be removed and rebuilt to same as the rest of that roof. At the front porch relevel gable roof, remove and replace any rotten material found. Replace post with 6x6 rough cedar using an attachment plate on the bottom to hold post off of surface to help prevent rot. Stain and seal to match new porch at Carriage House. Provide metal railing to code as needed. Provide options for owner to select. Remove front and side doors at the Jack Brown House and replace. Replace any rotten material found. Replacement description below. Replace all HVAC equipment, (with new piping and wiring as needed) with new like size or as required by square footage with equal to or better than Trane. Provide new concrete equipment pad 16” bigger than equipment on all four sides and 4” thick. Repair any deficiencies with the drywall. Primer and Paint all ceilings and walls. Primer shall be Sherwin Williams compatible with Pro Mar 200 paint and sheen. Paint shall be a Sherwin Williams Pro Mar 200, color shall be selected by owner. Walls shall have an eggshell finish. Ceilings shall have a Flat sheen. Replace all carpet throughout, provide samples for owner to select. Allowance shall be $55.00 per square yard.
