Specifications include, but are not limited to: Microelectronics relates to the study and manufacturing of very small electronic components which are micrometer-scale electronics typically made from semiconductor materials. This project will renovate three adjacent rooms in the Science Villages building at 1381 Kinnear Road to develop microelectronic technology that supports US-based supply chain. Rooms 105, 105A & 107 contain 1,766 Square Feet of existing wet lab research space. The scope of work in this project will require HVAC renovations that include installing a new 15,000 CFM dedicated exhaust system, modifications to existing 15,000 McQuay roof top AHU. A new 12.5 ton process chiller, air scrubber and fume hood will be installed in the project. A new gas cabinet will be required to support a new AIXTRON MOCVD tool. The intended contractual delivery method for this project will be CM at Risk. The CM shall be contracted in a timely manner to ensure full preconstruction phase services. The Architect of Record will participate in the interview process. Robust project team (AE, Owner, CM) collaboration is expected throughout preconstruction and construction phases to ensure creative solutions that align with the Owner’s functional goals are explored and best-value decisions are made. The project team is expected to practice behaviors and strategies that mitigate and prevent disputes, create a mutually beneficial team environment, and reflect shared ownership in the project’s success.
