Specifications include, but are not limited to: 1. Renovations to the current facility likely include demolition and replacement of the existing press box. a. The new press box would be conditioned space, and include electrical supply capable of providing power to all necessary stadium audio/visual equipment. b. Provide interior finishes that are conducive to providing workspace to game staff and personnel during events. 2. Provide an overhead roof structure for the existing bleacher section, with the focus being in the center section directly behind home plate, covering the new press box. 3. Replace center section of bleacher seating with new chairback-style seating. 4. Provide two (2) new merchandise and alcoholic beverage sales location in the stadium common areas. 5. Replace the existing entryway to the stadium from adjacent parking lots. 6. Complete the project in a timely fashion without undue delays and within the City’s funding resources available for the project. 7. Incorporate energy efficient HVAC, plumbing, electrical, exhaust, mechanical, security and fire alarm systems and controls that will allow all staff to work in a safe, comfortable, operational facility. 8. Design and construct a facility that responds to the City’s maintenance resources and long term maintenance funding by minimizing operating and maintenance cost, maximizing energy efficiency and utilizing efficient ground maintenance. 9. Morehead City intends to utilize best commercial practices to accomplish the goals of this project, expects the Design-Builder to proactively address risks and challenges in the process and participate in improvement activities to achieve project success. 10. The City also expects to work with the Design-Builder to devise and implement appropriate processes for this project that will maximize efficiency, overall quality and cost savings.
