Specifications include, but are not limited to: 1. Review on-site conditions and documentation from Hennepin County Facility Services a. Review and analyze existing building/program documentation including building drawings (the County has original construction documents from 2004 and AutoCAD as-built drawings), previous condition assessments and surveys, environmental testing reports, etc. b. Review and become familiar with current Hennepin County building standards, guidelines, and operational needs. c. Existing facility documentation and building standards information will be provided by the County at project commencement. d. On-site visits will be required as necessary to document existing conditions. 2. Lead community engagement efforts with HC Library’s internal community engagement staff in support: a. Anticipated scope i. 2 workshops and a survey with library staff ii. 2 workshops and a survey with library patrons 3. Facilitate and conduct meetings with Facility Services and Library Core Team members and a large team of Hennepin County subject-matter experts. a. Define meeting agenda topics a minimum of 10 business days in advance of meetings (this enables us to include relevant subject matter experts in the appropriate meeting invitations) b. Provide meeting minutes within 5 business days following a meeting. c. Project meetings will be held online except when there is a project benefit to holding a meeting in person. 4. Provide detailed facility condition assessments of the following: i. Exterior envelope ii. Grounds: Hardscape / Plaza / Landscaping iii. Infrastructure iv. Roofs, including green roofs and standard roofs v. MEP systems vi. Information technology systems vii. Parking ramp equipment and function for patrons; including existing book drop in parking ramp viii. Interior space, including furniture and finishes ix. Equipment x. Americans with Disabilities Act compliance xi. Window treatments and their controls xii. Lighting xiii. Elevators and escalators xiv. Special collections spaces xv. Art gallery spaces xvi. Library Vaults xvii. Technology systems xviii. Energy usage xix. Code compliance xx. Workplace safety and ergonomics
