The scope of the work will include trouble shooting, maintaining, reporting on and repairing systems to ensure the full operation status of the HVAC and plumbing systems at the Blue Water Bridge. This will include emergency repairs, improvements approved by the Blue Water Bridge, acquisition of spare parts to minimize impact of system failures, and preventative maintenance that is beyond the abilities of the Blue Water Bridge facilities maintenance staff. Preventative maintenance includes but is not limited to: issuance of CSD-1’s which includes combustion analysis, backflow preventer checks, annual boiler treatments, repairs to bathrooms and locker rooms, kitchen supply lines and drainage lines and watermain and drainage lines on the plaza. HVAC unit models and quantities are provided in a separate attachment. Spare parts will be owned by the Blue Water Bridge and stored at a specified location on site. The parts will be paid for at invoiced price plus a 10% markup.
