Specifications include, but are not limited to: 3. INITIAL CLEANING The Contractor is required to bring all facilities to Contract standards during the first month of the Contract. Bidders are required to submit separate prices for services to be performed during the initial cleaning phase of the Contract. All requirements outlined in the Specification must also be performed during this phase (see the Pricing Pages). The Contract Manager may direct the Contractor to perform quarterly and/or annual tasks during the initial cleaning. If quarterly and/or annual tasks are directed to be performed during the initial cleaning, the Contractor will be paid at the prices bid for those items listed under routine cleaning on the Pricing Pages. The initial cleaning and any additional work requested by the Contract Manager, such as quarterly and/or annual tasks, must be completed within 30 calendar days after receipt of the Contract Notice to Proceed. Upon completion of all work requested during the initial cleaning, the Contractor shall request an inspection of such work by the Contract Manager. Inspections will be performed within two working days of receipt of the Contractor's request and will be conducted by the Contract Manger in the presence of the Contractor. A written list of deficiencies noted will be provided to the Contractor within eight hours of the inspection. The Contractor has two working days to correct all deficiencies. Reinspection, if required, shall be conducted within two working days of receipt of the Contractor's request in the presence of the Contractor. CONTRACTOR'S NOTE: Routine cleaning tasks shall not commence until the initial cleaning of all buildings, including any additional work that was requested by the Contract Manager, has been performed and accepted by the Commission. Acceptance will occur once the Commission has performed an inspection and no deficiencies are found. 4. ROUTINE CLEANING Routine cleaning tasks are to be performed by the Contractor on quarterly and/or annual basis. However, the Contract Manager may direct the Contractor to perform scheduled routine cleanings on different days or different months. The Contract Manager will notify the Contractor in writing in advance when additions or changes are to be made to the quarterly or annual cleaning schedule. The Contractor shall, within 30 calendar days after receipt of the Contract Notice to Proceed, submit a schedule for the performance of the quarterly and annual tasks at each of the buildings to the Contract Manager. 5. INCREASE/DECREASE The Commission reserves the right to increase or decrease the frequency required under this Contract and/or add or delete additional facilities to the Contract. The Contractor shall have no claim for anticipated loss of profits. Any additional requested window cleaning, in between the quarterly or annual cleanings, shall be invoiced according to location rates found on the Pricing Page. If the Commission elects to delete a building, the Contractor will be notified by letter within 30 days by the Contract Administrator. This notice will be issued prior to the next scheduled window cleaning services.
