Specifications include, but are not limited to: Size of Property to be leased: Estimated at a minimum of 7,500 sq. ft. up to no more than 9,500 sq. ft. of contiguous rentable area. Proposed Use of the Property: General Use Office Space. Duration of the Lease: 10 years with an AGO option to terminate at the conclusion of Lease Year 5. Property Location: Within the following boundaries: Lincoln Trail to the North; Grimmig Road to the South; Old Collinsville Road to the East; and Sullivan Drive to the West. A Map illustrating these boundaries is attached and marked as Exhibit A. Desired Configuration: In summary, the AGO is seeking at a minimum the following: a minimum of 18 offices at approximately 120 sq. ft. each; open area to accommodate a minimum of 6 workstations at approximately 64sq. ft. each; 1 separate receptionist workstation area at approximately 120 sq. ft.; 2 conference rooms at approximately 125 sq. ft. each; and a minimum of 1 break area / kitchenette at approximately 120 sq. ft. and access to ADA compliant restrooms.
