Specifications include, but are not limited to: Pioneer Drive Apartments LP issues this Request for Qualifications and seeks proposals from firms interested in providing Construction Management (CM) Services. These services include consulting needs as necessary for a new 85-unit apartment complex. The Pioneer Drive Apartments LP is considering entering into “Not-To-Exceed Agreement” with one contractor for the specific project located at 3299 Pioneer Drive. Pioneer Drive Apartments LP anticipates commencing a construction project and utilizing construction management services of the selected firm to facilitate successful completion of the project on time and within budget for the “Pioneer Drive Apartments” development. The selected Construction Management firm shall provide pre-construction services (Note: Construction Management firm must be DIR registered). The Contractor will obtain competitive bids from all trades to obtain a final construction cost that will serve as the basis for a construction contract. If the Contractor and Pioneer Drive Apartments LP are unable to negotiate, in good faith, a contract amount within the fixed limit of construction cost; Pioneer Drive Apartments LP reserves the right to put the project out to public bid with no obligation to the Contractor.
