Specifications include, but are not limited to: he services Contractor shall perform consists of, but is not limited to, the following for both buildings: Quarterly – Water Flow Switches Inspection and Performance Testing Contractor shall perform the following: Inspect general equipment operation and condition related to the water flow switches and associated equipment in accordance with NFPA standards. Perform functional test of all Water Flow Switches. Test shall include required water flow test from main drain and inspects test valve and verify Water Flow alarm. Compile a complete report of inspection, explain any deficiencies, and recommend corrective action to be taken according to recognized code and maintenance standards. Quarterly – Tamper Switches Inspection and Performance Testing Contractor shall perform the following: Inspect general equipment operation and condition related to the Tamper Switches and associated equipment in accordance with NFPA standards. Perform functional test of Tamper Switches with verification of status report to the Fire Alarm Panel. Compile a complete report of inspection, explain any deficiencies, and recommend corrective action to be taken according to recognized code and maintenance standards. Semi-Annual – Fire Sprinkler System Inspection Contractor shall perform the following on main drain, inspector’s tests valve, dry and/or wet stand pipes, supervisory alarm, tamper alarms, in accordance with California Code of Regulations Title 19 and NFPA 25: Inspect and determine if the fire sprinkler system is in service and in satisfactory condition. Inspect for adequate clearance and condition of sprinkler heads to allow for proper distribution and activation. Inspect sprinkler control valves for proper position, general condition, accessibility, and signage. Inspect and perform required water flow tests for each system from main drain and inspectors test valve. Inspect fire department connection couplings, caps, threads, clappers, check valves and drains. Inspect and test fire sprinkler system alarm components for satisfactory condition. Contractor shall coordinate scheduling of alarm testing with the FMD Contract Administrator. FMD Contract Administrator shall be responsible for notifying building tenants of scheduled testing. Inspect reserve sprinkler head supply. Inspect fire hose stations for condition of valves, hangers, hose, and nozzles. Inspect the general condition of visible fire sprinkler piping, hangers, drain valves, check valves, gauges, and related equipment. Inspect and test operation of system air compressors for proper activation and cutoff, if applicable. Inspect (when applicable) the deluge or pre-action valve according to manufacturer's specifications including interior checks of the valve body, clap, clapper facings, and latching mechanism. Clean pilot line and solenoid strainers thoroughly, where applicable. Disassemble, inspect, and clean interior condition of the solenoid release, where applicable, and reassemble. Test all low air pressure alarms, supervisory circuits, and auxiliary functions for proper operation.
