Specifications include, but are not limited to: Boiler Equipment Maintenance – Quarterly service and Inspections as follows: The Contractor shall: Inspect and adjust operation of system components as required. Inspect and adjust safety and operation controls as required. Lubricate all moving parts as needed, including but not limited to actuators, pumps, and motors. Inspect and adjust tension on all belts and replace as needed. Inspect and check fuel oil pumps, heaters, and clean strainers. Inspect and adjust all linkages as required. Inspect and provide visual analysis of burner operation. Record all pressures and temperatures, as well as general condition of equipment. Boiler Equipment Annual Maintenance – Once per year, contractor shall perform the following preventive maintenance services as required and applicable: The Contractor shall: Perform all items listed in quarterly inspections, not to exceed four months between service. Brush and clean all boiler fireside heating surfaces. Vacuum all combustion debris from and soot from combustion area and refractory surfaces. Clean and vacuum breeching connection. Inspect condition of the refractory and report all needed repairs. Check baffle plates and assure good condition. Perform a hydrostatic test on all hydronic boilers at normal operating pressure. Replace all belts. Inspect boiler fireside surfaces to assure no leaks are present. Install all boiler casing, panels and properly secure. Place the burner back into service for a normal operation and performance. Check the gas train for leaks.
