Serve as the BeltLine MarketPlace Master Operator a. Serve as the Master Operator and License Holder of the BeltLine MarketPlace program i. Create, Execute, and Enforce Tenant Agreements including their Payment Processes, Hours of Operations requirements, Point of Sale system usage, and collection of fees in a timely manner in partnership with ABI finance team ii. Document and Maintain standard operating procedures for all aspects of the program iii. Ensure the Master License terms for the sites are upheld among the businesses for the duration of the program iv. Maintain a Document Library internally with ABI and externally with the businesses, ensuring all materials, resources, and communications developed through the program are always organized and assessable v. Help collect data, survey participants, identify trends, and make recommendations for ongoing improvements to support the BLMP program b. Oversee property management and ongoing maintenance firm(s) daily i. Daily Trash and Ground Maintenance ii. Daily Employee Bathroom Cleaning iii. Emergency and Routine Maintenance Requests iv. Conduct routine inspections of each business space v. Maintain equipment warranties and manage maintenance requests against those vi. Provide additional on-site services as needed and requested – pest control, power washing, graffiti removal, etc. vii. Help collect data, especially around maintenance requests, and identify trends to support the BLMP program c. Serve on ABI’s behalf as the Main Point of Contact and provide regular communications to BeltLine MarketPlace businesses and the alumni i. Bring back recommendations for ongoing program and process improvements to be implemented based on feedback from the businesses d. Administer close-out procedures and walk throughs with businesses for the current cycle (December 2025 and January 2026) i. Oversee the maintenance and upgrades needed at the end of the cycle post-use e. Fully execute the recruiting process for the next cycle (Fall 2025) i. Working with ABI to refresh and release a new application, applicant guidelines, and scoring criteria ii. Help recruit and manage a selection committee of area economic development professionals and resource providers iii. Helping to identify the top businesses for the new cycle and curating those to specific BeltLine MarketPlace locations iv. Help facilitate build-out and upgrade needs for the new cycle participants in partnership with ABI and our other consultants
