Specifications include, but are not limited to: ARCHITECTURAL: • New Doors where indicated in plan. HM welded frames, wood panel with half-lites, and heavy duty institutional-grade hardware. New doors will be configured to meet ADA approach clearances. • Maintain existing doors in current locations unless noted otherwise in plan. • Hazardous Abatement may be required for certain materials/areas within the project. The scope of this work has not yet been assessed. STRUCTURAL: • Minor structural modifications as noted in the room by room scope below. • Seismic retrofit or reinforcing is assumed to not be required due to the minimal scope affecting structural elements. MECHANICAL: • Mechanical renovations include the addition of two 1hp exhaust fans on the roof of EH&S, replacement in kind of one fan coil unit and the addition of a rooftop unit estimated at 5hp. New exhaust duct will be required up to upper Onyx roof level. • Replace existing pneumatic controls including coil control valves, damper actuators and temperature control with a new DDC control system. Controls replacement includes two existing fan coil units, one rooftop air handling unit and one rooftop air conditioning unit. • Balance all air systems serving the suite. • Existing 1170 cfm rooftop unit with fan and filters to remain. Remove abandoned mechanical within the project boundary, including previously abandoned components.PLUMBING: • Balance water systems. • Plumbing renovations include extending RO service from Onyx Hall and connecting to existing services for new fixtures and equipment. • Remove abandoned piping/fixtures within the project boundary, including previously abandoned components.
