Specifications include, but are not limited to: A. Objectives: The awarded architectural firm will be required to assist the County to: 1. Construction Specifications: Construction documents will be prepared to integrate structural, mechanical, electrical, and plumbing systems, ensuring accuracy and coordination throughout the project. The awarded firm will include comprehensive remodel works, including demolition, addition of new storefront atriums, installation of new doors and hardware, concrete repairs, painting, flooring, drywall installation, ceiling grid system, lighting fixtures, HVAC ductwork, potential landscaping improvements, and new signage installation. 2. Regulatory Compliance: Ensure compliance with building codes, zoning regulations, and other regulatory requirements throughout the design process. 3. Cost Estimation: The awarded firm will utilize an industry-standard estimating tool and methodologies to forecast accurate construction costs. The firm will present cost estimates to Denton County for budgetary planning and decision-making purposes. 4. Construction Administration: The awarded firm will conduct site visits and inspections during the construction process to monitor progress and ensure compliance with the design intent. Shop drawings, submittals, and other contractor documentation must be reviewed for conformance with construction documents. The firm will respond to requests for information (RFIs) and clarify design details as needed during construction. 5. Project Closeout: Upon closeout of the project, the awarded firm will perform a final inspection and evaluation of all completed work to verify compliance with design specifications and quality standards. The firm will assist with the resolution of any outstanding issues or deficiencies identified during the final walkthrough. Project closeout documentation, including record drawings, operation manuals, and warranties will be coordinated by the awarded firm. 6. General Requirements: Clear communication and collaboration with Denton County, contractors, consultants, and regulatory authorities throughout the project lifecycle is required. The awarded firm must adhere to project timelines, budgets, and quality standards to achieve successful project outcomes, as well as continuous monitoring and managing project risks, changes, and issues to ensure timely resolutions and mitigation. The firm must provide weekly reporting and updates to Denton County on project progress, milestones, and all budgetary considerations.
