Specifications include, but are not limited to: 1. ELECTRICAL: Re-wire as needed or required to conform to the national electrical code as per Escambia County Building Code. This may require additional switches and outlets to be added if the existing space does not meet code requirements. A new meter base/power pack and riser may be required. A new breaker panel may also be required. Install disconnects at equipment and appliances. All smoke detectors shall be hardwired with battery back-up. All receptacles, switches and cover plates shall be new devices. All existing and new appliances will have new pigtails installed to match new receptacles. All fixtures shall be LED or have led light bulbs installed. Repair drywall damage from rewiring and paint to match as close as possible. Blocking for a ceiling fan will be needed in the living room and a separate switch is required to operate the fan and the light kit. Install a new doorbell with a new button at entry. Install a new exhaust vent in the bathroom. 2. PLUMBING: Remove the existing tub and shower walls from the bathroom. Replace it with a paneled wall shower unit with reinforced grab bars. Repair surrounding areas and replace the existing faucet with a new tub/shower set. Install a new tankless, gas, hot water heater. Replace all the piping and fittings with new and per Escambia County Code. Connect the washing machine to the sewer drain and add a new washing machine water box. 3. MECHANICAL: Install new electric HVAC system, in the existing hot water heater location, including the condenser and handler as per Escambia County Building Code. New ductwork will be needed as will a return air grill which is to be the removable filter type with filter installed. This unit must meet state energy efficiency rating guidelines. Install a new digital thermostat control. Mechanical Contractor to provide NED with a Manual J to support unit size installed. Remove the existing floor heater and make the necessary repairs. 4. WINDOWS: Replace the existing windows with new single-hung, impact rated, vinyl windows. These units are to be complete with trims, screens, and low-e glass as per Escambia County Building Code. 5. EXTERIOR REPAIRS: Replace the rotten or damaged soffit and fascia with like material then caulk and paint to match as close as possible. 6. SIDING: Remove the existing rotten or damaged siding only as needed, install a moisture barrier, then install new standard vinyl lap siding as per Escambia County Building Code. This is to include all cornered ends, necessary flashings and j-channels around the window and doors. 7. STAIRS: Repair the stairs to the rear of the home as needed per Escambia County Building Code. This includes the railing, handrails, and balusters. 8. GUTTERS: Remove existing gutters and install new 6” aluminum gutters around the home. This is to include 4” downspouts, splash blocks, and diverters. 9. INTERIOR REPAIRS: Repair all drywall surfaces that are damaged or incomplete and add wall insulation where needed. Install a new door at the new HVAC closet. Install a trim molding at the wall paneling. Install a mirror and a threshold molding in the bathroom. Replace (2) damaged interior doors.
