Specifications include, but are not limited to: Perform service required by manufacturer including providing service kits and any parts required to perform services. A. Four (4) Quarterly Inspections to include: 1. Check all controls 2. Check all for function and operation adjust as needed 3. Check and service all gas valves 4. Check and service all blower motors 5. Lubricate all bearings and wear points 6. Check and adjust igniters 7. Isolate and drain to remove scale 8. Open access panels to clean exterior sections 9. Check and tighten all mounting points 10. Check and adjust all pressure and safety switches 11. Check all strainers, clean and/or replace as needed 12. Open access panel to burners inspect and clean debris 13. Clean and adjust burner and fans 14. Check and record all drive bearing and motor temperatures 15. Fire boilers test and adjust all safety and operating controls 16. Adjust all combustion to maximum obtainable efficiency B. Annual Inspections (Three (3) Rite Boilers/Main Central Plant Only): 1. Remove heat exchanger covers Inspect tubes, rod out and clean scale and debris 2. Open combustion area and inspect fire bricks 3. Annually Replace fuel oil filters once annually 4. Check and adjust Fuel oil system 5. Adjust all combustion to maximum obtainable efficiency on fuel oil Hot water storage tanks and Mixing valve. Maintenance/ Service Schedule Perform service required by manufacturer including providing service kits and any parts required to perform services. A. Four (4) Quarterly Inspections to include: 1. Check all controls 2. Check all for function and operation 3. Drain and flush tanks 4. Inspect tanks general condition 5. Check and service all pressure and safety devises 6. Check and record Temperature readings 7. Check, clean strainers 8. Inspect, Service and Adjust Mixing valves.
