Specifications include, but are not limited to: This specification defines the requirements for a full service preventative and corrective maintenance service agreement at multiple locations for Austin Energy for the Heating Ventilation & Air Conditioning (HVAC) systems. All work and materials supplied under this contract shall be in accordance with OEM performance and technical specifications and/or industry best practices for similar equipment, whichever is more stringent. The Contractor shall perform preventive maintenance including scheduled preventive maintenance such as periodic tests, inspections, adjustments, parts replacement as needed for normal wear and tear, and all other preventive maintenance services/practices recommended by the Original Equipment Manufacturer (OEM) and/or industry best practices for similar types of equipment. Inspections shall include but are not limited to the following: Inspect and log equipment noting general condition, operating data, noises, vibration, temperatures, and pressures, as applicable.
