Specifications include, but are not limited to: TMDs intent is to explore the possibility of a State Post Exchange (PX) retail store operation to occupy a retail space up to 24,113 SF and to sub-let the remaining space to smaller retail tenants. The building currently holds a Post Exchange store operation with the Army & Air Force Exchange Service (AAFES), which leases building space to five other tenants: Subway, Paradise Smoothie shop, Barber Shop, Stripes Alterations shop and Tactical Military Shop. The building requires on-site maintenance of the landscaping, parking areas and building, including roofing, electrical, HVAC, plumbing, etc. The building is located on Camp Mabry along the access road of southbound Loop 1. Camp Mabry is the headquarters of the Texas National Guard and Texas State Guard and an important part of the military community. Statute (attachment A) authorizes the Post Exchange to make tax-free sales of products, and services to the following: active, retired, and reserve members of the United States armed services active and retired members of the state military forces full-time employees of the TMD and dependents of an individual described above. The potential customer base includes thousands of current service members and their families, thousands of retired service members and their families, and approximately 1,000 employees (state and federal) located on Camp Mabry and their dependents. A traffic count conducted for the PX in the fourth quarter of 2012 showed an average of 3,403 vehicles per week in the parking area.
