Specifications include, but are not limited to: TEMPORARY SERVICES: Contractor shall provide a portable toilet and trash dumpster/dump truck at the job site prior to starting the project. Failure to provide these services, will result in a change order credit towards the Community Development / Municipal Housing. REMOVE EXISTING ITEMS: All items removed shall be properly disposed of, remove from site, and hauled to the City of Laredo landfill on a weekly basis by the contractor. Remove existing gas stub outs from living room, bedroom #1, and bedroom #2. WATER HEATER ENCLOSURE: Build on site a 3’x 3’ exterior water heater enclosure on the west side of house with 2”x 4” and smart panel II, all lumber in contact with the concrete shall be treated wood. Also provide a new job built door for the water heater enclosure with smart panel II, reinforced with 1” x 4”s, install top and bottom 8” x 16” vents for the door, and all necessary hardware. Provide a 3’x 3’x 16” reinforced concrete slab for the exterior water heater. PLUMBING: All plumbing work shall comply with city codes and ordinances. A registered licensed plumber in the State of Texas and the City of Laredo shall install all plumbing work. A licensed plumber shall be at the work site during all plumbing work. WATER HEATER: PLUMBING: Provide a new 40-gallon gas water heater and pressure relief valve. Provide double lined through the roof flue with weather- proof cap. Provide and install all new water line and all new gas line to connect water heater to exist water and gas supply line. Provide and install a cut off valve on the cold side line of the water heater. Water heater flue should extend a minimum of 12” through the roof. Install proper flashing and seal. ELECTRICAL: Electrical system not in compliance with N.E.C and local building codes are causing disruptions throughout the entire house. All electrical installations must be performed by a duly qualified and licensed electrician registered in the State of Texas and the City of Laredo. A licensed electrician must be present at the job site throughout the electrical work, ensuring proper labeling of breakers and adherence to grounding requirements. Specific details can be found in the plans, and the electrician is responsible for installing all electrical components as indicated or required. Additionally, the electrician must adhere to local utility company regulations and comply with the National Electrical Code (N.E.C.) and local building codes. Wiring: Electrical Remove existing wiring and rewire entire house throughout using 12-2 Romex for base plugs, 14-2 Romex for switches, and 14-3 Romex for light fixtures and ceiling fans. Service Entrance and breaker box: Electrical Provide and install a new service entrance and weather head mast. Provide and install a large exterior weatherproof breaker box of sufficient size to carry all loads and provide three additional circuits for future use. Location of box to be approved by AEP. Provide and install a new recessed interior panel breaker box with enough breakers to carry all loads, and three additional circuit breakers for future use. Location to be determined by the electrician and approved at job site by the Municipal Housing Inspector. Outlets: Electrical Provide GFCI’s outlets for the kitchen, bathroom, and exterior. Provide and install all new plugs, switches, cover plates and light fixtures. All electrical outlets shall be no lower than 15” and switches no higher than 48”. Provide a 110 V outlet for kitchen stove. Provide and install a 110 V outlet for kitchen vent hood. Provide and install four independent 110 V outlet with four independent breakers for window A/C units in living room, bedroom #1, bedroom #2, and kitchen. Carbon Monoxide Detector: Electrical Provide and install one interconnected carbon monoxide detector inside kitchen area. Smoke detectors: Electrical Provide and install three interconnected smoke alarms with battery back up. One in bedroom #1, one in bedroom #2, and one in living room.
