Specifications include, but are not limited to: 1. ELECTRICAL: Remove and re-wire the total house as needed and required to conform to the national electrical code as per Escambia County code. This may require additional switches and outlets to be added if the existing space does not meet code requirements. A new meter base/power pack and riser may be required. A new breaker panel may also be required. Install disconnects at equipment and appliances where required by Escambia County Code. All smoke detectors shall be hardwired with battery back-up as required per Escambia County Code. All receptacles, switches and cover plates shall be new devices. All existing and new appliances will have new pigtails installed to match new receptacles. Repair drywall damage from rewiring and paint to match as close as possible. 2. MECHANICAL: Repair the vents for the hot water heater and HVAC system as per Escambia County code. 3. WINDOWS: Replace the existing windows with new single-hung, impact rated, vinyl windows as per Escambia County code. Replace the patio door to the rear porch with a standard non-impact window and do not replace the windows on the unpermitted, enclosed rear porch. These units are to be complete with trims, screens, and low-e glass. 4. EXTERIOR REPAIRS: Remove and replace the rotten or damaged fascia, soffits, and exterior trim with like material. Install a new 4x4 post at the garage and paint to match as close as possible to the existing materials. 5. CABINETRY: Replace existing kitchen wall and base cabinets with new wood cabinets to match existing configuration. Include all cabinet hardware, knobs, for a complete and proper installation. Replace the existing kitchen countertop with square-edge laminate tops, including 4” side and back splashes to match the existing configuration. Install a new sink faucet with sprayer, 3/4hp garbage disposal and stainless-steel double bowl sink including braided supply lines and new waste lines as well as new shut off valves as per Escambia County code. 6. INTERIOR REPAIRS: Remove and replace the interior ceiling trim in the family room with solid stock and enclose the tops of the bookcases with a taller stock. Replaced trim is to be painted to match as close as possible to existing surrounding moldings. 7. FLOORING: Remove existing flooring in the family room, living room, hallway and the three bedrooms then prep floors. Install new LVP floor per manufacturer’s instructions. Pattern and color are to be determined by the homeowner. Include matching transitions strips where needed, new base and shoe molding. Then caulk and paint the trim. Float this floor system with an approved moisture barrier. 8. Gas: Remove the gas tank from the rear of the home by the chimney and install it in a proper location.
