Specifications include, but are not limited to: To increase longevity DPSST is seeking to issue a single contract to a contractor for application of sealcoat to approximately 547,845 square feet of the campus parking lots and roadways. The project includes preparation of surfaces for application of coating to include repairing areas of damaged asphalt and sealing cracks; as well as repainting surface markings. The sealcoat barrier is necessary to prevent further damage caused by water permeation, aging, wear and tear, ultraviolet/solar effects, weather, and petroleum products, and reducing future maintenance costs. Preparation: Prior to application of seal coating and paint, selected contractor will be responsible for all surface preparation to include removing and replacing damaged asphalt areas of concern, cleaning asphalt, filling cracks with rubberized or petroleum-based sealant, and treating oil spills. 4.1.1. Repairing areas of asphalt concern should be accomplished by grinding or cutting damaged surfaces, evaluation and repair of substrate if needed, patching area with Hot Mix Asphalt, and compacting to match the surrounding grade. 4.1.2. Contractor will be responsible for ensuring all cracks and surface areas to be coated free of vegetation, debris, and contaminants by cleaning in a manner that promotes maximum product adhesion. 4.1.3. Contractor shall prime areas of asphalt that are contaminated with oil to promote proper adhesion. 4.1.4. Contractor to seal cracks using hot-applied asphaltic-based crack sealant.
