Specifications include, but are not limited to: The project consists of the renovation of an existing approximate 35,500 SF building located on the existing main campus for Lamar Community College. The scope of work consists of two separate projects that will be bid on 2 separate bid forms under 2 separate contracts as each project is being funded from different funding sources. Both projects will be awarded to the cumulative low bidder, depending on budgetary constraints as each project must be within the College’s approved budget number. 1.) Project #1: The Capital Renewal Project (Project #: 2022-010P22) consists of renovation of the existing HVAC system including replacement of air-handling units & unit ventilators, minimal reconfiguration of existing ductwork, and replacement of hydronic piping. Upgrades will also be made to the building electrical power service, emergency generator and light fixture replacement as budget allows. Restrooms will be renovated for accessibility and improved finishes. Plumbing waste lines will be partially replaced. The building’s roof will be partially replaced, interior ceilings and flooring will be replaced, and the curtainwall system at the administrative wing will be replaced. A fire sprinkler system will be added to the facility, and the existing fire alarm system will be upgraded. There will be abatement work required. The work is to be performed with phased completion dates and the facility will be partially occupied during construction. A small portion of this project is being funded under a different project appropriation (Campus Accessibility Compliance, Project #: 2022-039M21), and a specific allowance amount will be assigned to the project. The Contractor will be required to maintain separate accounting of the specific work identified in the construction documents associated with this portion of the work. The main goal of this allowance is to improve accessibility within the facility. 2.) Project #2: The Library Renovation Project (Project #: 2011-002P21) consists of reconfiguration and renovation to the existing Library and Tutoring spaces on the main level of the Bowman Building.
