Specifications include, but are not limited to: Boiler and water heater inspections and services are required by law. Existing boilers have been inspected as of September 2023. Existing water heater/heat exchanger was inspected in December 2022. University seeks qualified contractor to perform the work assisting University licensed and qualified staff in boiler and water heater maintenance. The awarded contractor will: Provide materials and labor for annual and semiannual service work on all boilers per Exhibit A and current OBPVSC, 2018 CSD-1.; Provide repair services as needed and approved by a University Housing staff.; Annual Boiler Service provided by the awarded contractor to include Semi-Annual Boiler Service and: Stand by service to be coordinated with state or insurance inspector and University staff (on years required to do so for permit renewal).; Boiler/heater fireside will be opened, at least every 2 years, refractory and fire side of tubes will be inspected for defects. Punch boiler tubes and clean scale when detected. Clean boiler exterior and housekeeping pad of debris and dispose off site.; Fireside and waterside gaskets removed will be replaced.; Inspect and/or replace Vacuum Breakers; Test, calibrate, or replace all associated gauges.; Clean and/or replace flame rods and igniters; De-scale heat exchangers per manufacturers recommendations.; Boilers/heaters will be tuned for optimal combustion using a calibrated gas analyzer.; Inspect make up system for accurate pressure and function, where applicable.; Semi-annual Boiler Service provided by the awarded contractor to Include: Flame safeguard will be checked for proper operational integrity.; Ignition system will be checked.; Combustion air switch checked.; Low water switch checked.; Blocked flue switch checked
