Specifications include, but are not limited to: 1. Meet regularly with DFI and project stakeholders to discuss design concepts, coordinate work, and define expected timeline. 2. Visit the study area and observe existing site conditions. 3. Review surveys and other documents and information relevant to the site. 4. Collaborate with DFI to refine program parameters for various mixed-use development scenarios, including adaptive reuse of the existing building and new construction. 5. Advise on suitability of site for adaptive reuse and new construction per program parameters and existing site conditions. 6. Explore a range of alternative design concepts. Design concepts should incorporate the area surrounding the site, contextualizing adjacent streets and buildings. 7. Present up to three final conceptual plans to DFI, the County, and in community meetings. Images will include site plans, layout plans, and 3D digital massing images the reflect the size proportions and scale of the development opportunities. Anticipate at least one revision following community meetings. 8. Prepare and present the final conceptual design schemes for the site, including preliminary building plans, elevations, sections, renderings, test fits, site analysis and site plans.
