Specifications include, but are not limited to: 1. Perform maintenance for the model and make of the equipment as recommended by the manufacturer, including but not limited to, inspecting and testing all door functions, the electrical wiring and connections, chains, chain shafts, gears and bearings; 2. Clean and inspect hanger rollers and hanger roller tracks. Repair or replace rollers if needed. Clean and adjust bottom guides; 3. Ensure motor limiters are properly adjusted, drive chains are tight, and manual systems are in proper working order. Check and adjust drive belt tension and belt brackets. Adjust control speeds and time delays; 4. Check all activating and safety devises for proper operation (motion sensors, eye cue, etc.). Test and adjust controls and safety devices. Replace damaged and malfunctioning controls and safety devices; 5. Test for proper operation and adjust as necessary to provide proper operation without binding or distortion. Ensure the doors are balanced; 6. Adjust hardware and operating assemblies for smooth and noiseless operation. Lube all points of friction, including but not limited to, rollers, bearings, gears, and guides; 7. Adjust seals to provide tight fit around entire perimeter; 8. Check all required decals and install if needed per ANSI Standards; 9. Check for proper operation of lock assembly; 10. Check for loose or missing glass stops or damaged glass. Repair or replace glass stops if needed. College reserves the right to have any glass replaced by College’s glass contractor; and 11. Request College approval prior to making any repairs beyond the scope of this agreement.
