Specifications include, but are not limited to: The District is seeking and A/E firm to provide feasibility services including: • Due Diligence – Architects and their Consultants shall visit the building and property to evaluate and become familiar with existing conditions. • Review and evaluate existing drawings and reports. • Provide feasibility designs for the project, with all the project requirements, including but not limited to staging, temporary facilities, temporary protection, phasing, overtime, premium time and soft costs for the following options: 1. PES - Renovate as new adding additional space to the building if necessary to meet the requirements for the projected student enrollment. 2. GES - Renovate as new adding additional space to the building if necessary to meet the requirements for the projected student enrollment. 3. Combine PES and GES on the GES site – Increase the size of GES to accommodate both schools on the GES site. Use the addition, when complete as temporary space for GES while renovating as new the existing GES. Each phase must be done in a manner that becomes part of a well-planned single elementary school housing the students from both PES and GES. Also look at the same option for the PES site. 4. New school for the combined projected student enrollment in PES and GES. • Provide feasibility design drawings for the four options including feasibility level floor plans, square footage calculations, pricing descriptions of all architectural and MEP systems as well as site selection and parking. • Development of two versions of each of the options: each option will have a standard code compliant option as well as an enhanced sustainable construction option. • Provide collaborative review, value engineering and coordinate all work with the CM, Building Committee and other members of the Project Team. • Attend all necessary meetings with CM, Administration and Building Committee, as necessary. • For New building option: Provide several options for feasibility level building siting on the property including traffic flow, parking, drop-off access and deliveries, if new building site enables options. • Provide feasibility level floor plans, building envelope and structural narratives and square footage assessments for each option. • Provide feasibility level narratives for all MEP systems, IT and FF&E for each option. • Provide narratives for pricing of the sustainability suggestions of each option. • Provide assessment regarding costs as they relate to OSG for each option. • Reconciliation with CM’s cost estimate. • Attend meetings and make presentations to the Building Committee and eventually BOE funding bodies as necessary to allow the BOE to review, evaluate and make decisions as they relate to the four options and the associated costs, schedules and phasing. • Assist the BOE in evaluating the four options as to the best fifty (50) year value for the BOE.
