Specifications include, but are not limited to: Remove all debris/trash from each room including all refrigerators, cabinets and closets. This includes floor/bath mats and trash cans inside of student rooms. Dispose of all debris/trash in the nearest outside dumpster. Abandoned personal items Includes items such as floor fans, heaters, clothing, jewelry or other similar items. Items are to be bagged in a trash bag and tagged with building name and apartment number and then placed in the hallway outside of the apartment in an orderly manner so as to not block the hallway. Notify the University project manager to coordinate pick-up of these items. Blue or green recycling trash cans are University property and shall remain in the room. Upholstered furniture Upholstered furniture is to be thoroughly cleaned and spot treatment performed on any stains found. Contractor shall provide process to be used in writing with bid submission. Ceiling, doors, walls, light fixtures Wipe down all surfaces, including but not limited to walls, doors, door jambs, ceiling fixtures, with a disinfectant All ceiling and light fixture covers are to be carefully removed, cleaned, and reinstalled. This includes fixtures in high ceilings. Specific instructions shall be provided for each building. All air vents and returns are to be wiped and cleaned. Vents shall be left in the “open” position. Spot cleaning shall be performed as needed to remove any spots or stains. Windows Glass panes, sills, and all related surfaces and casings around the window are to be cleaned on the inside only. After cleaning, secure all window locks and reposition window security sticks (first floor only). If the security stick is missing, notify the University project manager for replacement. Glass shall be streak free upon cleaning. Window blinds shall be cleaned. Upon cleaning, they are to be lowered and closed. Maintenance closets inside apartments These closets remain locked and require a different key to open. This key will be provided upon contract commencement. Each closet is to be thoroughly cleaned and then locked. Screened porches Freedom’s Landing is the only complex with screened porches. These porches are to be cleaned including sweeping, cobwebs removed from all surfaces, and light fixtures cleaned. There are storage closets on these porches. These closets shall also be cleaned in the same manner as the porch. The hot water heaters are located inside of these closets so care needs to be taken not to damage them. Bedroom cleaning Each bed is to be cleaned. All surfaces of beds, including all sides of the mattresses, are to be wiped down with a disinfectant. If a mattress is damaged, notify the University project manager for removal and replacement. Wipe down all surfaces of all other furniture including closet shelves and rods with a disinfectant. Restroom cleaning Special attention shall be given to restrooms. There will be cases where restroom cleaning has been neglected by the students and standard cleaning will not be sufficient. Showers, sinks, grout, toilets, corners, cabinetry, mirrors will be thoroughly cleaned with appropriate cleaning chemicals and disinfectants. Toilets will be cleaned with a pumice stone as needed to remove all stains. Existing shower curtains and hooks must be removed and disposed of. After cleaning, a new shower curtain and hooks will be installed. Ensure the appropriate size has been provided prior to installation. The University has several different size showers and therefore several different size shower curtains. Mirrors and any other glass shall be streak free upon cleaning. Toilet paper that is left on the roll will be removed and disposed of. After cleaning, two new rolls of toilet paper will be left - one on the dispenser and one on top of the toilet tank. Both rolls shall remain packed in the paper. Kitchen cleaning Special attention shall be given to kitchens. There will be cases where kitchen cleaning has been neglected by the students and standard cleaning will not be sufficient. All surfaces, horizontal and vertical, shall be cleaned with appropriate cleaning chemicals and disinfectants. Sinks shall be thoroughly cleaned with appropriate cleaner/disinfectant. All appliances shall be thoroughly cleaned, inside and out, with appropriate cleaning chemicals and disinfectants. Refrigerators and stoves are to be gently pulled out so that these areas behind, beside, and underneath can be thoroughly cleaned. Care shall be taken when pulling refrigerators out in complexes where refrigerators have ice makers and therefore a water line is behind the refrigerator. Drip pans on stoves shall be cleaned. If they cannot be cleaned to the original stainless steel due to burnt-on food, pitting or otherwise not easily cleaned, they are to be discarded and new ones installed. Ice maker trays shall be emptied of all ice, returned to the freezer, and the ice maker turned off. Glass (ie stove and microwave doors) shall be streak free upon cleaning.
