Specifications include, but are not limited to: Bells Ferry Elementary School Addition and Modifications will consist of site work, demolition of select existing buildings, construction of new buildings, and modifications of an existing building while keeping the school open and operational throughout the entire duration of the project. This solicitation is for services of a construction manager at risk. 2.2 The Preconstruction Services Phase Fee will be contracted at a lump sum amount. Preconstruction Services will be negotiated. Preconstruction services will be provided to help CCSD meet established programs, budgets, and quality levels. The preconstruction work will include cost estimating, scheduling, construction document review and other services typically required for preconstruction services. At this time, it is anticipated that preconstruction services begin in June 2024 and go through February 2025. 2.3 The Construction Phase Fee will be a percentage of Construction Cost as described in Articles 5 and 6 of the A133-2019, (Attachment B). General Conditions will be negotiated and included as a part of the Guaranteed Maximum Price (s) (GMP) of the Construction Contract. Construction services will include all elements related to site and building for the Bells Ferry Elementary School Addition and Modifications located at 2600 Bells Ferry Road, Marietta, GA 30066. The project is to house approximately 750 students and will encompass the demolition of 30 instructional units, the remodeling or refreshing of 15 instructional units, and a new building(s) to house 33 instructional units, administration, cafeteria and kitchen, learning commons, and physical education. Site work may include new traffic lanes, new parking, re-routing of utilities, an underground detention pond system, new play scapes and a new marquee sign. Work will include, but is not limited to, demolition, site work, concrete flatwork and foundations, structural steel, exterior and interior masonry, roofing, doors, windows, hardware, finishes, specialties, cooler/freezer, plumbing, HVAC, fire protection and electrical systems. 2.4 The awarded Construction Manager (CM) will prepare bid package(s) for contracting the entire work as described in the (Attachment B, B1), A133-2019. Competitive bids will be received at a public opening by the Construction Manager, for each construction package at a location chosen by the CCSD SPLOST Department. The CCSD’s stated cost of limitation (SCL) for the project is $20,775,725.
