Vendors shall provide all labor and materials to perform chiller inspections and services. Basic tests such as Oil Analysis, Meg Testing, Refrigerant Leak Detection, etc. shall be required and specified in all proposals. Optional testing, such as Eddy Current or Vibration Analysis, and additional repair needs shall be subject to approval by the Property Managment division. County HVAC personnel will be present at each site when services are performed. Vendor shall be responsible for the removal and disposal of all hazardous materials, regulated materials, surplus and trash. Vendor must meet all OSHA and DHEC regulations. Vendor must use environmentally friendly products. Note: The following requirements are furnished as a guideline only. All equipment shall be serviced in accordance with the manufacturers' specifications. Compressor Maintenance 1. Test for refrigerant leaks. 2. Visual inspection of condenser tubes. The vendor must remove and reattach the end bells. 3. Verify the correct setting and operation of operating and safety controls. 4. Inspect all interconnected devices, systems, drivers, etc. 5. Inspect coupling alignments, if applicable. Oil Maintenance 1. Perform an oil analysis test, providing results by a certified agency. 2. Clean filter vessels. 3. Change the oil, as needed according to the oil analysis test. 4. Replace all filters and dryers as needed. 5. Verify the operation of oil pumps, heaters, thermostats, etc. Electrical Maintenance 1. Meg motor. 2. Conduct a motor starter diagnostic. 3. Inspect contactors and overloads. 4. Inspect electrical connections, terminals, and linkages. 5. Inspect dash pots. Purge Unit Maintenance 1. Change the oil as needed. 2. Replace all filters and dryers as needed. 3. Verify the operations of all components. 4. Clean all purge components, strainers, valves, etc.
