Specifications include, but are not limited to: The City will issue work orders as needed for various review appraisal services. Projects may be simple or complex. Some projects may be particularly suitable for individual appraisers or small firms while others may benefit from a higher level of resources available in a larger firm. Appraisers will generally be required to perform all review appraisals within the specified time limits. All review appraisal services and analysis assignments shall be performed and prepared in conformance with the most current Uniform Standards for Professional Appraisal Practice (USPAP) and made in accordance with the City of Indianapolis / Marion County Appraisal regulations, along with all applicable Local, State, and Federal Laws. Services shall include a technical review of appraisal reports and preparing written technical review appraisal reports (RAR) in conjunction with estimates of market value and just compensation for real property interests. Field reviews with inspection of the subject property and comparable sales may be necessary in certain assignments. Specific formatting guidance for the narrative reports to be provided by the appraisal services manager. Other analysis assignments relating to specifically identified needs may be requested, but not limited to: a. The review of project or parcel cost estimates. b. Specialized studies of project effect or influences. c. Market activity, conditions, trends or adjustments. d. Financing e. Feasibility f. Property owner counter appraisals. g.
